I would like to create a private REIT closed, but am not sure about the regulations. Can I advertise and communicate all information online?

No, based on my understanding of your situation, you can not announce publicly. The main requirement is registration. As I'm assuming a Reg D offering, ie, <$ 1,500,000 invested funds, not more than 35 non-accredited (high net worth) individuals.
