Wholesale Investment Properties

Wholesale Investment PropertiesColumbus Wholesale Real Estate Investment - Is it safe to buy?

In recent months, "the chicken little syndrome" has fallen upon us and many smart people have lost their senses and think the sky is falling. Do not get me wrong there are areas in the country which I would not now choose to buy investment property.

However, in my opinion, Columbus Ohio does not fall into this category. I would say it is relatively safe bet, and if you want to pick up cheap houses wholesale, why not do when everything is for sale!

Why is the capital of Ohio in a safe place to invest in large property?

According to PMI Group, a mortgage insurer and a leading finance company with more than 30 years, Columbus Ohio is one of the top 10 safest cities to buy investment properties. PMI has recently launched its risk index fall 2008, in which they listed the safest top 10 and top 10 riskiest areas to invest.

They evaluated Columbus Ohio property as having less than 1% chance falling prices over the next 2 years, while the worst on the list have a chance of more than 99% decrease in prices.

In addition to Forbes magazine listed Columbus, Ohio as one of the 10 best places to live well. This results in Columbus is a nice place to live with a low cost of living, which in turn makes it a more attractive place for those who seek the opportunity of an economic slowdown.

Columbus Ohio has also made the top 10 CNN Money Magazine for the best cities to live. It is not only attractive because of affordability, but it is also an attractive place to live because of what the city has to offer. This should be good news for owners and retailers.

So, if the metropolitan area is so great why are there so many deals?

Columbus has been affected by the housing market "bubble" to some extent. The current crisis of foreclosure and declining prices have led to an influx of good investment deals that arrive on the market. This gave the opportunity for investors to buy a large door in bulk for pennies on the dollar.

With a minimal chance of further decline in property prices, it seems that if we reach the bottom here in Columbus.

Lining more money in a weak economy ...

material costs are falling and contractors are begging for work. Therefore, any property investment picked up at a good price especially at wholesale price even own profit potential. This is because the materials and entrepreneurs desperately seeking lower labor cost of rehab distressed properties has also decreased.

capital of Ohio is certainly an ideal place to pick up investment properties in bulk at a significant discount. Thus, the owners (buy and hold investor) rehabbers (retailers) and just plain smart, all are sure to profit or benefit.

During a time when everyone is losing money as a direct result of fear, be sure to use analytical reasoning to determine your financial health rather than emotion fueled by the media.
